Property Development Project
THE FUTURE OF PLEASANT VALLEY
The Development Project will complete Jim & Sandy's vision for Pleasant Valley and substantially improve the home, ponds, grounds, and wildlife habitat.
The funds allocated for the Development Project will be placed into an escrow account to be used for these enhancements and will substantially increase the value of Pleasant Valley.
Jim and Sandy will provide their expertise and labor for the many planned construction and landscaping projects.
House Addition
A planned addition will increase the home to 6,000 sq feet and add a 2 1/2 car garage, additional bedroom/bath, walk out basement and great room overlooking the ponds, with a wrap around deck where the hot tub will be moved.
The addition includes a separate ground water heating/air conditioner with in-floor heat. The ground water loop, for the new heat pump, has already been installed underground for this purpose.
The existing home will have improvements that include low maintenance roof and deck materials to match the addition. The main entrance will be moved to the addition which will enable the kitchen to be expanded.
This addition has been designed for optimum construction cost efficiency and built with materials that will provide long- term-low-cost maintenance.

Main Pond Enlargement
Enlarging and deepening the main fresh spring water pond by several acres, will enhance the fish habitat for trout, bass and pan fish. An island in the center of the pond provides protected nesting for ducks and geese. The adjoining wetland will not be disturbed and continue to provide natural diversity to Pleasant Valley. Jim and Sandy are fully capable of providing all of the engineering and labor required for all pond, spring and stream projects.
Fresh Water Springs and Stream Enhancement
The 18 fresh water springs and streams will continued to be improved. An additional, in the woods, pond will provide an ideal habitat for trout, with a natural food source and up stream migration for spawning. These will be the healthiest trout on the planet, growing in the freshest spring fed water and eating natural food.
Driveway Blacktop
After the house addition, main pond and landscaping is completed, the 3/4 mile drive will be blacktopped. This will make access to the property easier in the winter and will be easier to maintain year round. The blacktopped driveway will be final dressing, to the enhancements that will raise the asset value of Pleasant Valley to it's highest level.
Trail Enhancement
The current 30 miles of trails will be increased and improved, with resting areas, bridges and culverts are planned to provide access to even more areas of Pleasant Valley. All trails are UTV and snowmobile compliant.
Deer Habitat Enhancement
Our Deer Management program will be continued to encourage larger higher quality deer. Several strategically placed high protean food plots will help grow our already large bucks to Boone and Crockett World class size.
Tree Planting
A variety of oak, maple and pine trees will be planted around the house will provide shade and nesting for a variety of birds.
