Here is what I came up with for a rough estimate on the proposed project at your home. After getting a better feel for all the work involved at our second meeting I took some time to try and assign costs to all the work items that may be involved in the project and added them up. My typical contracting percentage on these type of addition/remodel projects is 9% of total costs. As I worked up this estimate I tried to include the costs for the work on the existing home structures as well including replacing retaining walls, deck finishes, master bath flooring, etc. As you can see when added up they run a little higher then we initially discussed. A lot of these costs depend on the actual finishes you choose as they can very greatly in the amount of costs involved. That being said I estimate actual costs to be within 10 to 20 percent up or down from this estimate depending on final design and finishes chosen. Hopefully this gives you something to work with when you work on your financing. Once the plans are finished we can get a more official bid completed on this project.
